Luxury beach homes attract local buyers

What you need to know:

  • With some selling for up to Sh80 million, these houses promise to change the face or real estate at the coast.

The Sultan Palace Beach Retreat, in Kilifi, nestles peacefully by the Indian ocean giving the region high-end developments that for a long time were a rarity in the coastal region where Makuti roofed whitewashed houses reigned supreme.

And there is no shortage of buyers willing to part with a handsome sum to own one of these four, three or two bedroomed units.

The fact that some of the units in their Sh5 billion development on a 43-acre piece of land on the shores of the Indian Ocean fetches them a clean Sh80 million is something to write home about for sure.

By mid-last month, the firm had already sold out 100 units out of 210 of their high-end luxury holiday beach homes, in an off-plan strategy.

“We started selling the units last year and the response has been overwhelming. The show house plus the main structures are ready and we are currently doing landscaping, by December of this year all units will be ready for owners to move in,” said Liu Tiancai, the firm’s General Manager.

Sold Out

The sold out units include 11 four bedroomed all-ensuite private villas (Diamond Residences) at a cost of Sh80 million each, 20 three-bedroomed townhouses (Ruby beach houses) at Sh36 million each and 25 three-bedroomed apartments (the Emerald condos) at Sh24 million. Others include 44 two and one bedroomed apartments at Sh19 million and Sh12 million respectively.

The Diamond Residences, which have an access control system, sit on 400 square metres with two master-ensuite bedrooms upstairs and two similar rooms downstairs – each has 5.5 bathrooms with hardened glass cubicles. Each units boasts of a balcony and private terrace overlooking the Indian Ocean.

The sanitary fittings and those in the open kitchen are sourced from one of China’s finest brands – the Bravat. These are also fitted in the utility and storage rooms.

The ceiling is a skirted design treated with dark chocolate mvuli (indigenous hardwood) timber with remarkable over-the-top interiors in shades of cream, brown and turquoise. The exteriors (and interiors) incorporate a fusion of Swahili Arabic architectural designs, giving an authentic yet modern feel.

Condos

There are two private pools in the backyard overlooking the ocean.

All units are fitted with air conditioners and a standby generators offering off-grid power incase of power outage.

A detached domestic servant’s quarters is also in the package with a lawn dotted with palm trees providing a natural and peaceful environment.

The only difference with the Ruby beach houses and the Emerald condos in the same estate is the size of the units – otherwise the facilities and experience is similar.

Tiancai is happy that they chose Kilifi for the development, explaining that there is an upsurge in demand for quality beach homes not only by locals but by international investors as well.

The beachfront residential house will additionally have a gym, spa, café, restaurant, resident club and a five-star hotel, within the same vicinity.
