Built-environment professionals and developers want the government to open dialogue on the impending affordable housing projects to raise local participation.

Architectural Association of Kenya president Emma Miloyo told the HomesExpo that local professionals felt excluded as multi-billion-shilling housing developments were being planned without their inclusion.

“This “silo” mentality on affordable housing helps no one since we need to plan for other amenities such as schools, health centres... what is the role of local Small and Medium Enterprises?” she posed.

Being a major generator of revenue for the economy, she said, the construction sector risks a slump if local built-environment professionals and developers are excluded in the implementation of the government-fronted affordable housing programme.

Institute of Surveyors of Kenya (ISK) chairman Abraham Samoei said. “The government’s move to increases taxes risk adversely affecting ability of Kenyans to buy the housing units since inputs are now taxed. The ripple effect in construction costs could see a rise in property prices and rent increases, making Kenya an expensive destination to invest in.”
